Why the difference in the price of an Atlanta Home Inspection?

There are several factors to take into consideration when you are interviewing your Georgia Home Inspector.  Price tends to be one of the top priorities for home buyers and it may not be good judgement. Our consulting fees are based on the size and type of home. However, there are some factors that will affect the fee such as Radon testing, carriage houses, etc.. If you are comparing home inspection firms, the fee charged should not be the deciding factor unless the level of service offered is identical. Remember, you are considering a major purchase and your choice of home inspector should not be based on a difference of only $50 in the fees charged. Most likely, you are not planning on purchasing the cheapest house you can find but something you think to be a good value. Think of the home inspection in the same way. Being one of the top Georgia home inspection companies and having the experience of thousands of Atlanta home inspections, we’ve learned that our competitors actually set their prices based on what we are currently charging for an Atlanta home inspection.  While our competitors use price as a competitive advantage and discount accordingly, we use exceptional service and our extensive knowledge to provide an outstanding experience and then set our prices accordingly. At Home-Probe, Inc, we’re more than great home inspections;  we go way beyond that.

Consider the low barrier of entry for this profession.  There are no licensing requirements in Georgia regarding home inspectors and this is an unregulated profession. This lends to a lot of folks that are trying to buy their way into home inspection or perhaps are interested in doing it part time or as a means of supplemental income. While you’ll have a hard time getting answers to the information above there are some direct questions you can ask. You can also get a list of questions from HUD and FreddieMac, they’ve even got a handle on the importance of a reputable home inspection company.

Beware the Cheap Inspector

Q: HOW LONG HAVE YOU BEEN IN BUSINESS?
A: Home inspectors come and go. The long time firms are here to stay. They’ll be here if you have a question or a problem down the road.

Q: WHAT ARE YOUR INSPECTORS’ QUALIFICATIONS?
A: Remember, no licensing requirements in Georgia. Anyone can call themselves a home inspector.

Q: CAN I FOLLOW ALONG AT THE INSPECTION?
A: If they won’t let you go to the inspection, don’t use them. We actually encourage you to attend. This is a valuable learning experience for most home buyers. It is the perfect opportunity to ask specific questions about the condition of the home. Also, where defects are identified, the Atlanta home inspector can discuss these so that you understand what repairs are required, when and at roughly what cost.

Q: ARE YOU MEMBERS OF ASHI?

Q: DO YOU DO REPAIRS OR RECOMMEND CONTRACTORS?
A: No. We are a consulting firm specializing in Georgia Real Estate inspections. We consider it a conflict of interest for a home inspector to recommend or refer a contractor to perform repairs.

Q: HOW MUCH DOES AN INSPECTION COST?
A: Some factors will affect the fee. If you are comparing home inspection firms, the fee charged should not be the sole deciding factor, unless of course the level of service offered is identical.

We suspect the house you are buying is not the cheapest house, but rather a house that you feel represents good value. We urge you to choose your home inspector the same way.

Q: HOW LONG DOES AN INSPECTION TAKE?
A: A typical home inspection takes between 2 and 3 hours. Some older and/or larger homes can take longer. As a courtesy to the homeowner, they should be informed of the time involved once the inspection is arranged.

Q: DO YOU PROVIDE A WRITTEN REPORT?

Q: CAN WE CONTACT YOU WITH QUESTIONS AFTER THE INSPECTION?

Q: DO YOUR INSPECTORS HAVE SUPRA LOCKBOX ACCESS?
A:  If an inspector does not have a lockbox key, your antannae should go up. This is usally due to the fact that they are not carrying a General Liability insurance policy. We have seen a lot of inspectors that have experienced a significant decline in business and they start to drop some of their expenses.

Q: WHAT DO YOU LOOK AT?
A: Inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation and Interior. The goal is to identify any existing major problems that would affect a typical purchasers buying decision.

Clients will often ask “what do you look for on an inspection?”  The response is that it’s not really what we look for it’s more about what we don’t want to see. For example, our Georgia home inspector will evaluate the plumbing system to make sure it’s in good condition. The inspector doesn’t want to see leaks or problems with the plumbing system.

We will add significantly to your knowledge of the home, but still cannot tell you everything about the house. All Atlanta home inspections are entirely visual. No destructive testing is performed. The inspection and report will put you in a much better position to make your decision.
